Market update: Speaking of HOT, the Austin area is currently a “sellers” market with less than 2 months inventory in most market segments. Remarkably, property values continue to increase. Homes that include updated kitchen, baths and flooring are at the top of every buyers list! Austin Texas 2017: 2016 was an unbelievable sellers market in central Texas housing. The 2017 uptick in housing prices in the Austin and surrounding areas is unprecedented. The shortage of inventory in the “affordable” near-town residences continues, with no real change on the horizon. The $700,000+ close-in property sales might seem to be slowing a tad, but there isn’t much inventory available in the price range below. the suburban affordable $300,000 property values continue to rise…and the lack of inventory in this “affordable” market segment make it difficult to buy a home without “multiple offers” and higher than list price bids. Interesting point: Crime levels have declined sharply in the US over the past two decades. According to FBI statistics, the rate of violent crime fell 50% between 1993 and 2015, the most recent full year available.
However, public perceptions about crime don’t always align with the data.
